Description
The house plot

The house planning consent was granted by Fife Council for a 132 Square meter house converted out of a brick football clubhouse with changing rooms. There is scope to extend this upwards or outwards subject to planning consent normally a 25% increase in the footprint would be permitted and conservatories can be added under permitted development regulation. The house has a lovely rural outlook to the Northeast and West. The public road is about 37m metres to the South. The council own the land to the South and Southwest. There is a 0.25 acres car park to the South which was historically used by footballers. But would not be used by the General Public.
The triple garage

A recent planning was granted to convert a garage into a two-bedroom house.
Containers

There are three containers measuring 12.4m x 8.3m, 7.6m x 2.4m, and 12.3m x 4.75m which effectively have planning consent.

Offers over £155,000
Access road

The planning consent requires that a new access road is added from A to B on the enclosed plan (325m long). There is an existing bellmouth at the road end to the wind turbine about 325m to the East of the football pitch. The first 6 metres must be tarmacaderned. Stone is available on the sellers land which could be used to create the road fences.
Fences

There is a stockproof deer fence along most of the North edge of the property set well back to the North side of the burn. The other perimeter fences are there
Football pitch

This extends to 1.5 acres of well-cut grass land which had been used by a dog club and footballers for several years. The occupants have a few months noticebefore they must leave.

The site could be used as a dog exercise area. Subject to planning would be ideal for horses or stock
Potential lotting

The Sellers would be prepared the house plot with half an acre of land with the remaining lands being sold to another party for a house letting business where they would be able to live in the main house and let out the other three or more. (see examples on the next page)

Example of a Log House and Scotframe Kit House which may secure planning consent within the open countryside setting

The photos excluding the top right are photographs of 2 different Latvian log house which have been imported and built. They were made in Latvia and shipped to Britain on lorries and reassembled in a week. The big Log house had to be a B&B with the smaller one being let out on an Air B&B basis.

For the Scotframe house shown in the top right. 4 of them were built at CharletonGolf Course, Collinsburgh, Fife for a rental business. One would be able to be occupied by the manager.

The land for sale is zoned in the local plan as open countryside but would likely secure planning consent for a manager's house which could be occupied on a full-time basis but normally you would need to apply for three other log houses as well or maybe two log houses and some pods. It has to be a business and the planners would normally put a condition on the auxiliary houses can’t be occupied by one family for more than 4 months in the year.

The small village of Steelend is situated 6 miles to the northwest of Dunfermline and a mile east of the popular village of Saline. It is surrounded by open countryside. The village is well placed for commuter access to nearby motorway links and has excellent local amenities. In addition, Saline has a golf course and a shop.
