Features and description

  • Freehold
This elegant five-bedroom house of over 2,700 sq ft lies around three miles south-east of Bath, in the reposeful village of Swainswick. Inside, a sensitive renovation has paired its well-retained period character with thoughtful contemporary interventions. Landscaped gardens and terraces surround the house and a private driveway provides off-street parking. The centre of Bath is easily reached in around 15 minutes by car, while the M4 motorway is around a 20-minute drive away.

The Tour

Approached via a quiet country lane, the house is set back from the road by a long private driveway and densely planted cottage gardens. The primary entrance is set on the southerly façade, opening into a bright central circulation space, with plenty of storage for coats and shoes.

A series of free-flowing open-plan living spaces unfold across the ground-floor level. Original floorboards run underfoot and high ceilings bring height and volume. Across the plan, moments of exposed stonework stand as reminders of the house's early history.

The primary living rooms, appointed in a clean, white palette, offer great flexibility of use. In the kitchen, dark cabinetry is balanced by light countertops housing integrated appliances. There is a large central island as well as a pantry and walk-in larder tucked to one side. Dual-aspect, the room has three large picture windows on one side that frame vast views over the garden and rolling hills beyond. A dining table currently arranged here is well-placed to take in the breathtaking scenery.

Up a step, a secondary lounge area is lined with parquet flooring. A wood-burning stove here sits in a stone-lined fireplace. A snug lies adjacent and has a second wood-burning stove, this time within an exposed brickwork fireplace. Alcoves in both rooms have been fitted with generous shelving.

There is space for a home office on the lower-ground floor, which has its own secondary entrance. A utility room sits adjacent, complete with a sink and generous storage space.

Five bedrooms occupy the first floor, each beautifully proportioned. Most are orientated around original period fireplaces and finished with triple-glazed windows. The primary bedroom has an en suite bathroom with a large walk-in shower and beautiful views across the valley. Additionally, there is a family bathroom on the upper level and a ground floor WC.

Outdoor Space

Extending to just under half an acre in total, the gardens wrap the house and are filled with mature, perennial planting and grasses. A terraced patio is accessed via a short flight of steps, with raised built-in boxes to plant herbs and flowers, a water feature, and a full view of the lush valley. Steps down from the terrace lead to a meadow which blends harmoniously with the rural backdrop. To the side of the garden is a level area;

The Area

Nestling in a valley overlooked by Solsbury, Swainswick is a quiet and friendly village with a primary school and a church. The surrounding countryside is exceptional, with an extensive network of footpaths leading to the iconic Solsbury Hill for stunning city views. The unesco world heritage site of Bath lies around three miles to the south west and is accessible by car in less than 10 minutes. The village of Larkhall is a short 10 minute walk away, with an excellent deli, butcher, organic farm shop and bookshop.

Bath harbours a strong community of independent retailers, coffee shops and eateries with Colonna and Small’s, Corkage, Landrace and the weekly Farmers' Market ranking favourably among local residents. Royal Victoria Park provides a wonderful green expanse in the city centre and is also home to the much-loved Botanical Gardens. Uniquely situated in a hollow in the hills, the city is set against a backdrop of the incredible Somerset countryside. The National Trust Skyline Walk offers exceptional views through six miles of meadows and ancient woodlands. We’ve written in greater depth about some of the city's best spots.

The area is renowned for the quality of its private and state schooling. The highly rated St Saviours prep school is three minutes away, and the major King Edward’s School, Kingswood and Royal High School are all commutable within around 10 minutes by car.

Transport links from Bath are excellent, with Bath Spa Station located in the heart of the city centre, providing a direct line to London Paddington in under an hour and a half.
