Property Description
Upon arrival, you are greeted by an open porch featuring original tiled flooring, leading to a timber glazed door that opens into a well-lit and inviting entrance hall. The hall boasts two useful under-stair storage cupboards, providing ample space for your belongings.
The lounge is a bright and cosy space, highlighted by a bay window with elegant stained glass inserts. An ornate timber mantle frames a stone hearth, creating the perfect spot for an electric fire. An archway from the lounge leads seamlessly into the second reception room, which features an open fire with a charming brick surround and an additional storage cupboard. A double-glazed sliding door from this room opens onto the rear patio, offering easy access to the garden.
The extended kitchen is fitted with a mix of wall and base-mounted units, a tiled splashback, and timber-effect cushioned flooring. The kitchen includes an integrated oven and a four-ring electric hob, with ample space for a freestanding fridge freezer and plumbing for a washing machine.
Ascending the staircase to the first floor, the landing is a bright area providing access to the partially boarded loft via a pull-down ladder.
The primary bedroom, situated at the front of the property, offers ample space for a double bed and additional bedroom furniture, along with a compact storage cupboard. The second bedroom, located at the rear, is also a generously sized double room with another storage cupboard housing the hot water tank, which operates on an immersion system. The third bedroom is proportioned to fit a single bed and bedroom furniture, making it ideal as a home office or a children’s nursery.
The bathroom has been modified into an easily accessible wet room, complete with sealed flooring, an electric shower, a raised WC, a heated towel rail, and a hand wash basin.
The rear garden, accessible from both the second reception room and the kitchen, benefits from a private aspect with no overlooking properties to the rear. Step out onto a pleasant patio area with steps leading down to the main garden section, which features a blend of concrete paving and a small, easily maintainable lawn bordered by flowerbeds and secure timber fencing. The single garage, of prefabricated design, is fitted with workbenches and is accessible directly from the garden or via the shared driveway.
This property has recently undergone a comprehensive decorative overhaul, with fresh carpets laid throughout. It benefits from double glazing, electric storage heaters, and hot water provided by an immersion heater system.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.
Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.
Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
