Property Description

Upon arrival, you are greeted by a meticulously maintained front garden, bordered with a delightful mix of shrubbery, vibrant flowers, and potted plants. There is hardstanding off-road parking for multiple vehicles, leading to a single garage equipped with power.

An open vestibule porch leads to a timber double-glazed door that opens into a welcoming entrance hall, laid with wood-effect laminate flooring. The hall provides access to the loft and features a useful linen cupboard housing the water tank.

The spacious lounge enjoys an abundance of natural light and offers ample room for furniture and sideboards. A timber mantle frames an electric fire set on a stone hearth, adding a touch of elegance to the room.

The contemporary kitchen boasts a mix of wall and base-mounted shaker-style units, complemented by a tiled splashback and wood-effect worktop. Cushioned flooring in a herringbone pattern completes the space. The kitchen is equipped with an integrated electric oven and hob, with ample space for an under-counter fridge and plumbing for a washing machine. There is also space for a breakfast bar.

The primary bedroom is a spacious and well-lit retreat featuring fitted mirrored wardrobes and a stylish contemporary radiator. Double doors open onto the rear patio, providing a seamless transition to outdoor living. This room also benefits from an ensuite shower room, laid with wood-effect lino flooring and featuring a partially tiled design.

The second bedroom, currently utilised as a second reception room, can easily be transformed back into a spacious bedroom with room for a double bed and additional bedroom furniture. The vendors have installed double doors that open onto the rear garden, enhancing the room's appeal.

The bathroom features a part-tiled design and has a bright and airy feel, fitted with a bath, WC, and hand wash basin.

The rear garden is where the property truly shines. Enjoy the sun well into the evening, thanks to its south-west facing aspect and external wall lighting. Bordered by secure timber fencing, the garden features a mix of shrubs and a well-maintained lawn. The garden extends to the side of the property, where the vendors have erected a useful bin store and water storage tank. A flagged path on the opposite side of the property leads to a timber gate for easy bin access.

The property benefits from double glazing, gas central heating with a system boiler, and an insulated loft space. Ample off-road parking is available, and the single garage provides additional storage options.

Since taking ownership, the vendors have enhanced the property with meticulous attention to detail. Floor coverings have been replaced, and the decor has been tastefully updated. The gardens have been landscaped, and patio doors have been installed in the second bedroom, ensuring this home is both functional and aesthetically pleasing.

This delightful bungalow is ready for immediate occupancy, offering a perfect blend of comfort, style, and convenience in a peaceful residential setting.

Abergele

Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
