A fine house, beautifully presented and benefitting from a delightful garden.

Description
Built in 2017, Hilbre is a smartly presented detached house which is situated opposite a central green on this exclusive development. It is a super position and from which there are far reaching views across the Five Valleys to the wooded hills beyond.

The house benefits from high quality fittings throughout including light oak fittings and is beautifully presented. The front door opens into a central hall with an impressive staircase immediately ahead. Glazed panel double doors lead into the dining room and also the drawing room which features a dressed stone fireplace with wood burning stove. Doors lead out onto a garden terrace as does the kitchen. This room is particularly well fitted and incorporates a central island and a breakfast area. The integrated appliance include three Bosch ovens, a ceramic hob and a Miele fridge/freezer. Off the kitchen is the utility room.

On the first floor there are five bedrooms although two are presently used as studies, each with fitted office furniture. The two main bedrooms have fitted wardrobes and their own luxury fitted en suites. There is also a family bathroom and from the front bedrooms there are distant views.

The house occupies a generous site which allows plenty of parking to the front of the detached double garage. To the rear is the well tended and private garden which includes two terraces as well as raised vegetable beds. It is well defined by a mature beech hedge and easy to maintain as it is mainly lawned. An enthusiastic gardener will have plenty of scope to landscape if desired

Location
The property is situated in an area of Outstanding Natural Beauty and amidst 600 acres of National Trust land. Close by is the village of Minchinhampton which offers a Post Office, village shop, butcher, library, chemist, 2 cafes and a pub/restaurant The Crown and a church. The town of Stroud supports a Waitrose and a well known farmers market. The larger centres of Tetbury, Cirencester, Cheltenham, and Bath provide a wider range of shopping amenities, recreational facilities and cultural activities. Gloucester with its world famous cathedral is easily reached with excellent shopping at Gloucester Quays.

Communications are excellent with junction 13 of the M5 motorway being about 6 miles away, giving access to Bristol, Cribbs Causeway and Birmingham and junction 18 of the M4 about 16 miles away, giving access to London. Trains from Stroud to London Paddington take approximately 1 hour 30 minutes and 80 minutes from Kemble. Bristol International Airport is about 40 miles away.

Sporting opportunities in the area include sailing at the Cotswold Water Park; racing at Cheltenham, Bath and Chepstow; gliding at Aston Down, horse riding from local stables and golf at Minchinhampton which has 3 course (one of which is on Minchinhampton Common) and Cirencester. In addition there is Westonbirt School, Wycliffe College and the schools and colleges in Cheltenham. The renowned prep school, Beaudesert Park, is on Minchinhampton Common and Rodborough has its own primary school as does Amberley.
