Property Description
A block-paved pathway leads to an open brick porch, where a UPVC glazed door opens into the main L-shaped hallway.
The lounge is bathed in natural light from dual aspect windows with a south-west facing aspect. A timber mantle surrounds an electric fire with a tiled hearth, and coved ceilings add a refined touch. There is also ample space for a dining table and chairs.
The second reception room offers plenty of space for a table and chairs; however, the current vendors are utilising it as a fourth bedroom.
The primary bedroom is generously proportioned and benefits from an extension that can be used as a dressing area. There’s ample room for a double bed and additional bedroom furniture, with a mirrored fitted wardrobe catering to your storage needs.
The bathroom, located on the ground floor, features a fully tiled design, a hand wash basin, a WC, and an above-bath showerhead fed off a mixer tap with a clear glass screen.
The kitchen is fitted with a mix of wall and base-mounted timber-effect units, complemented by a tiled splashback. Integrated appliances include an electric oven (installed in December 2023) and a gas hob, while ample space is provided for a free-standing washing appliance and an under-counter fridge.
Opening from the kitchen, a rear porch leads to the garden and a staircase to the converted loft space.
In the loft space, there are two well-proportioned double rooms that are adjoined. Both rooms enjoy plenty of natural light from Velux windows and have ample space for double beds and additional bedroom furniture. This space also includes a well-proportioned ensuite shower room fitted with a shower cubicle, WC, and hand wash basin.
The rear garden is designed with low maintenance in mind, featuring block paving and secured by timber fencing, while enjoying a sunny southerly aspect.
Additional benefits include gas central heating, double glazing throughout, off-road parking for multiple vehicles and a leisure vehicle, and a single garage accessible via a manual up-and-over door, with the added benefit of power.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.
Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.
Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
