Property Description
Steps lead up to the UPVC entrance door, opening into a welcoming porch. From here, a timber glazed door leads to the hallway, which includes a useful storage cupboard housing the boiler and offers access to the loft.
The spacious lounge benefits from abundant natural light due to its south-facing aspect. A feature gas flame fireplace, framed by a timber mantle and set on a stone-effect hearth, adds a cosy touch while you enjoy the lovely views of the front garden and the woodlands beyond.
The kitchen is fitted with a mix of wall and base-mounted shaker-style units, complemented by a marble-effect worktop extending to the upstands. Integrated appliances include a slimline dishwasher, electric oven, and gas hob with an extractor hood. There is also plumbing for a washing machine and a useful alcove for a fridge freezer with surrounding storage options.
Flowing off the kitchen, the conservatory serves as an additional reception room or dining area, offering pleasant views of the rear garden.
The primary bedroom is spacious and includes semi-fitted wardrobes providing ample storage options, along with an additional handy storage cupboard.
The second bedroom enjoys views of the front of the property and the woodlands, offering plenty of space for a double bed and freestanding bedroom furniture.
The bathroom features a fully tiled design with a decorative border. It includes a P shaped bath with a clear glass shower screen, an above-bath shower, a hand wash basin, a WC, and a chrome heated towel rail.
The rear garden is accessible via steps from the conservatory. It features a large patio area ideal for outdoor dining, a well-manicured lawn bursting with mature shrubs, and is enclosed by timber fencing. Despite its north-facing aspect, the garden enjoys plenty of sun from the south and into the evening due to its north-western orientation.
Additional benefits include double glazing throughout, gas central heating, and off-road parking for several vehicles. The single garage, fitted with UPVC windows and a door, benefits from power and a manual up-and-over door.

Abergele
Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.
Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.
Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
