Description

7 Thurston Court is an excellent period home offering a spacious array of accommodation over four floors. The interior is light, airy and full of charming character features which have been retained during the recent extensive makeover, making for a turnkey residence ready to move straight in to.

Thurston Court is accessed via an archway from Severn Side South affording vehicular access in to the shared courtyard which benefits from an allocated numbered parking space. Having off street parking in a central location such as this is a huge benefit and cannot be overstated.

Ground floor
From the courtyard steps rise up to the front door of the property, which gives way to an entrance hall with cloaks cupboard, stairs rising to the first floor and a door leading to the living room. The pleasant living room has exposed beams, window to front aspect and stairs descending to a spacious dining kitchen with adjoining utility room. The brass light shades in the lounge are not included in the sale but could be negotiated.

Lower ground floor
The well-appointed kitchen is excellent for entertaining with plenty of space for a table and chairs and features matching wall and base units, oven and microwave, hob with extractor above, space for a fridge, down lighters, wall-mounted boiler and a door leading to the utility. The latter has wall and base units, work surface with inset sink drainer, space and plumbing for a washing machine, down lighters and exposed beams.

First floor
On the first floor is a useful study landing ideal for home working or occasional bedroom space, having down lighters, window to the front and an airing cupboard. Doors from here lead to a first floor double bedroom and the family bathroom, with the former having down lighters, exposed beams and window to the front aspect. The bathroom includes a pedestal wash basin, a low level WC, a panelled bath with shower above and exposed beams.

Second floor
A skylight leads up to the second floor accommodation which includes the master suite and a third bedroom. The master bedroom is a spacious double with lovely high ceilings, fitted wardrobes, exposed beams and a window. The accompanying ensuite comprises of a tiled shower cubicle, exposed beams, low level WC, useful storage and a skylight. There is a delightful third bedroom complete with wooden steps leading up to a spacious mezzanine area with 8 ft high ceilings, which can comfortably house a double bed and could be utilised as a study area.

Location

7 Thurston Court enjoys the most delightful of settings, tucked away in a small courtyard accessed from Bewdley's riverside. This location has so much to offer, nestling right in the heart of historic Bewdley and yet tucked away from all the hustle and bustle that comes with other parts of the town.

Like many areas in Bewdley, this location is steeped in history with Thurston Court itself once a hotel and music venue where bands including Led Zeppelin played, we believe. Just around the corner on Lax Lane are many period homes that once formed part of a thriving ropeworks which made up a substantial proportion of the town's industry at one point.

Just yards away from Thurston Court is the stunning riverside, affording the resident a beautiful place to sit and enjoy the River Severn as it meanders to Worcester and beyond. Also, just yards away is the celebrated Jubilee Gardens, a green oasis in the centre of town offering peace and tranquillity, complete with seating and a beautiful lily pool at the centre, fantastic for picnics and taking a stroll with the dog.

The town centre has so much to offer the local resident, including many interesting shops and boutiques, an array of pubs and waterfront eateries, a rowing club with an annual duck race, a cricket club, plus many attractions unique to the area such as the Severn Valley Steam Railway, Bewdley Museum and Bewdley Festival held annually. For those who love the outdoors, there is so much to explore nearby, with miles of walks along the River Severn leading to other beauty spots such as Trimpley Reservoir, Ribbesford Woods and of course the Wyre Forest Nature Reserve, which is accessed from a number of points around the edge of town.

Education is well catered for here, with well-respected primary and senior schools located within walking distance of the property.

Fees

Reservation Fee - refundable on exchange

A reservation fee, refundable on exchange, is payable prior to the issue of the Memorandum of Sale and after which the property may be marked as Sold Subject to Contract. The fee will be reimbursed upon the successful Exchange of Contracts.

The fee will be retained by Andrew Grant in the event that you the buyer withdraws from the purchase or does not Exchange within 6 months of the fee being received other than for one or more of the following reasons:

1. Any significant material issues highlighted in a survey that were not evident or drawn to the attention of you the buyer prior to the Memorandum of Sale being issued.
2. Serious and material defect in the seller’s legal title.
3. Local search revealing a matter that has a material adverse effect on the market value of the property that was previously undeclared and not in the public domain.
4. The vendor withdrawing the property from sale.

The reservation fee, equivalent to 0.5% of the accepted offer, is payable upon acceptance by the vendor of an offer from a buyer and a positive completion of an assessment of the buyer’s financial status and ability to proceed.

Should a buyer’s financial position regarding the funding of the property prove to be fundamentally different from that declared by the buyer when the Memorandum of Sale was completed, then the Vendor has the right to withdraw from the sale and the reservation fee retained. For example, where the buyer declares themselves as a cash buyer but are in fact relying on an unsecured sale of their property.

Once the reservation fee has been paid, any renegotiation of the price stated in the memorandum of sale for any reason other than those covered in points 1 to 3 above will lead to the reservation fee being retained. A further fee will be levied on any subsequent reduced offer that is accepted by the vendor. This further fee will be subject to the same conditions that prevail for all reservation fees outlined above.
