For Sale by public auction on Monday 9th September 2024 at 6.30pm. The Double Tree by Hilton Hotel, Festival Park, Stoke-on-Trent, ST1 5BQ. Live online bidding available.

Description

The property comprises a detached Grade II Listed church building constructed in 1863 of traditional Lancashire gritstone, sandstone and granite under a pitched Welsh slate roof. The church also has a three stage tower topped with a spire to the left hand side (as facing) making it easily identifiable from a distance and sits within a substantial graveyard with memorial garden and well-maintained allotments to the rear. Within the demise there is also an outbuilding used as a store for the allotments of stone construction under a pitched asbestos roof.

The entire site is bounded by a wall of similar construction with sloped copings and shaped piers topped with a rail. A wrought iron gate provides pedestrian access into the demise.

The church was listed in 2022 with the principal reasons for the listing being “a good example of sensitive Gothic design, enhanced by extensive good quality organic and figurative carvings and a variety of mouldings and for its good quality fixtures, in particular, the arcaded pulpit and the two triple windows by Henry Holiday”. The listing also includes the boundary wall fronting Bolton Road, gates and piers.

The property is approached via a steep hill and the graveyard follows the slope downwards to the south-eastern boundary. It is set back from Bolton Road although access is directly from the pavement through double wrought iron pedestrian gates onto a paved path, which has three steps followed by an upward slope to several more steps in front of the main entrance. There is a secondary pedestrian entrance around the corner on Haworth Street, which is flat and accessible for disabled visitors.

Double wooden doors lead into a lobby area with toilet either side (one being for the disabled) and door through to an inner hallway providing access right into the kitchen, toilets and door through to stairs leading to a mezzanine floor. To the left, a door leads into a store room which has access into the tower with stairs also to the mezzanine floor. The mezzanine floor is one large open plan space with a decorated balcony front. The tower can be accessed externally as well.

The inner hallway also has doors into the main church which is an open-plan area with the altar being within the three-sided apse. To the left there is access to the vestry which is built out to the side and wraps around the rear of the building. Externally to the rear of the vestry, there are steps providing access into a cellar.

The church has a mixture of tiled, lino and carpet floor coverings with the internal walls being mainly painted and the ceiling of the main church and mezzanine being rib vaulted timber. Many of the windows are triple lancet style with some stained glass.

Location

The property is located on Bolton Road, midway between Edgworth and Turton Bottoms, approximately 7 miles north-east of Bolton Town Centre. Edgworth is a picturesque village within the Borough of Blackburn with Darwen in Lancashire and had a population of 2321 as at Census 2011.

Bolton Road is a minor road through open countryside from the B6391 at Turton Bottoms. Edgworth village has a village store and off licence, a café and butchers, a village pharmacy and a couple of public houses. It is a popular area for walkers and is in close proximity to the Witton Weavers Way and Wayoh Reservoir.

Guide Price

An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

Reserve Price

The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
