The Victorian Spa Town of Llandrindod Wells stands on the of England and Wales in the heart of rural Powys. It is the largest town in the county with a population of 5,500 and is the headquarters for the Council’s offices. It has historically attracted many visitors throughout the year visiting the surrounding areas and to take in the local spring waters which are supposed to have medicinal qualities.

Trade areas

The entrance hallway provides access into the two principal trading areas. There are bar, lounge and restaurant facilities. Immediately off the hallway is a large reception room with desk utilised for booking in guests. Lounge bar which has boarded floor throughout with booth style ribbed dralon upholstered fixed seating and part tongue and grooved panelled walls. Restaurant “worth your salt”
This has been created in what would at one time have been the hotel’s ballroom. It has boarded floor throughout, tongue and grooved panelled walls, seating in two styles, loose and booth style for 86 diners, has a counter from central bar servery having exposed stone frontage. Separate cocktail bar which has future rotunda style servery with coloured glass frontage. ”Worth your Salt” can operate almost independently of the hotel and its bar facilities as it has its own entrance and its own reception area. This room also has a set of ladies and gentlemen’s toilets.

Catering kitchen, located off the restaurant, superbly presented having been subject to much investment. As would be required by the dining facilities and the capacity from which the Hampton benefits the kitchen is of good size and arranged in three principal areas. There is non slip flooring throughout and fully UPVC stainless steel panelled walls. There is a main catering area which is comprehensively equipped, separate wash-up area and a separate preparation room. All three rooms are interconnecting.

Letting accommodation

The main flat has double bedroom which is en suite. Domestic lounge. It is currently configured to be a two bedroom flat as it incorporates letting bedroom 22. The ergonomics of the letting accommodation were deliberately created to provide this additional accommodation for owners if required.

Adjacent to the hotel and under a separate title is an area of ground on which there is a large building which had previously been used for commercial purposes. This could be incorporated to provide further parking or an even larger outside trade garden. Whilst it is not included in the sale our client is prepared to consider offers that include the same.
