Coming to market listing guidelines

To make creating your listing a little easier, we’ve put together a few top tips and guidelines to help you.

We know you want to have control over how your home is presented to potential buyers, which is why we created 'coming to market'. But we also know that making sure you give the right info is a bit of a minefield, so we've created these guidelines to help you put together the perfect listing, and have those potential buyers queuing up to view it!

Form fields explained:

Property type

  • Terraced - your property is joined on both sides to another property

  • End of terrace - your property is the last in a row of attached properties

  • Semi-detached - your property is joined on one side only to another property

  • Detached - your property is not joined to another property

  • Flat - your property is located over one floor, with other residencies/businesses below and/or above

  • Bungalow - your property is a stand-alone build located over one floor

Tenure

  • Freehold - you own the building and the land it sits on

  • Share of freehold - you own the lease of your property plus a share of the freehold for the building your property is in and the land it is on

  • Leasehold - you own the lease of your property, but your landlord or housing association own the freehold of the building and land it is on

  • Shared ownership - you own part of your property, with the other part being owned by a housing association

Council tax band

Defines how much council tax you pay each month - if you need help finding yours visit the Gov.uk website.

EPC certification

This is a gauge of how energy efficient your home is -  if you need help finding yours visit the Gov.uk website.

No. of bedrooms

When counting bedrooms, please only include rooms that are able to fit at least a single bed in.

No. of bathrooms

When counting bathrooms, please only include rooms with a bath or shower.

No. of reception rooms

When counting reception rooms, please include rooms such as lounges, dining rooms and studies.

Property description

This gives prospective buyers an idea of what your home is like, in your own words. We recommend 50-100 words. 

Property features

The main features of your home that will attract potential buyers. Choose 3-5 to showcase your home.

Benefits of ‘coming to market'

Discover the advantages of using our 'coming to market' feature, including early insights, as well as how easy the process is to complete.

Submitting your information to us for your listing:

1. Write a description of your home. 

We recommend a short paragraph of 50-100 words, as well as the 3-5 bullet points of specific features you want to call out, such as “west-facing garden” or “Utility room”.

Include information about the extra costs that come with the property. If you need help finding out that information such as council tax band and EPC rating, we have included links above.

2. Take and attach photos.

Remember to tidy your rooms to show them in their best possible light. 

We recommend taking pictures using the widest camera angle possible, most phones can shoot at 0.5x. 

Take 1-2 photos of each room and 1 of the property's exterior.

3. Pick a price.

Log into MyHome to see your latest estimate, and view sold properties near you to help choose a suitable price.

We advise trying to pick a realistic figure. Choosing a price that’s too high might mean you miss out on potentially interested buyers, and you can always list at a higher price if you find the demand is high.

If you’re unsure of anything, just give us as much information as you can. When you pick an agent they can help rectify any issues or gaps.

And, just as a reminder, the process for getting your listing live is:

  1. We’ll put your listing together and send you a copy to read through. Please read it carefully and confirm that all your property info is correct. 

  2. If something is missing or incorrect, just let us know and we can update it.

  3. Once you are happy, we will get your home listed on zoopla.co.uk

  4. Your listing will stay live for 14 days, during which time interested buyers can register their interest.

  5. You will receive insights on how popular your home has been, which can help when you come to find an agent to list the property for you. It can also help you to understand whether the price you were looking for is realistic or not.

  6. At the end of the 14 days, you can then go on to speak to an agent and start the selling process.
