Homes close to good schools can come with a premium price tag. But that isn't always the case. Here are the most affordable places to buy a house close to an ‘Outstanding’ school.

In fact, more than a quarter of parents buy a house to be in the catchment area of a high-performing school.

We're used to paying more for the privilege, too. Being close to a good school can add a whopping £83,000 to a home's price tag.

But that doesn’t have to be the case.

There are some areas around the UK where you pay less for a home that's close to a highly rated school.

We've compared our house price data with postcodes that have a school rated Outstanding by Ofsted, with help from money.co.uk.

And there are some towns and cities where it's actually cheaper to buy a home in the same area as a top school.

3. Watford: 17% cheaper to buy a home near an Outstanding school

Watford is a hotspot for Outstanding schools, with 15 schools gaining top marks from Ofsted.

You’ll pay less to live close to them too, saving 17% by buying a home in the same postcode. The average sale price is £553,283.

Homes further away from good schools come in at an average of £669,635.

The average sold price for a property in Watford in the last 12 months is £455,504.

There are just 5 Outstanding schools in Blackpool. And homes nearby are in high demand, with an average price of £208,846.

Meanwhile, homes in Blackpool postcodes without a top school cost 31% less, at an average of £158,753.
